With over 20 years of experience in land purchasing, planning and development, our team are well positioned to offer a robust and strategic review of the development potential of each site.
Planning is detailed work — we do it ourselves
Once an agreement has been reached for the site, we build the planning case methodically. We manage the application process directly, working with architects, planning consultants, environmental specialists, engineers and the local authority until consent is achieved.

Direct purchase
Promotion agreement
A Subject to Planning Purchase provides landowners with certainty and a straightforward route to sale. An agreed purchase price and key terms are established at the outset, with the sale completing once satisfactory planning permission has been secured.
MG Land then leads and funds the entire planning process, including all consultant, technical, and application costs, while working closely with the local authority to maximise the site’s development potential. Upon receiving planning consent, we complete the purchase and take full responsibility for the development of the site, delivering the scheme ourselves from acquisition through to construction.
This approach gives landowners clarity, reduced risk, and confidence that their land is being promoted and developed by an experienced residential developer with a vested interest in achieving a successful outcome.
A Promotion Agreement allows you to retain ownership of your land while partnering with an experienced land promoter to maximise its development potential. MG Land funds and manages the entire planning promotion process on your behalf, including planning applications, consultant teams, technical reports, and negotiations with the local authority.
Our objective is to secure the most valuable planning consent possible and position the land for sale on the open market. Once planning permission is achieved, the site is actively marketed to a range of housebuilders and developers to generate competitive interest and achieve the best possible sale price. Following the sale, MG Land receives an agreed percentage of the proceeds as our promotion fee, ensuring our interests are fully aligned with yours in achieving the highest land value.
